Update #3: The Million Dollar Market in Downtown Charleston is Hot, Hot, Hot

Update 9/1/2011 – I realized I forgot to update these statistics!

  • In 2007 – a total of 21 sold.
  • In 2008 – a total of 9 sold.
  • In 2009 – a total of 6 sold.
  • In 2010 – a total of 29 sold.
  • In 2011 – a total of 13 have sold and 26 are available.

If you’ve been reading along with me, you know I started this series in March of this year, posted another update in May, and now it’s time for another!   The million dollar market in Downtown Charleston has not slowed down at all since May – as a matter of fact it has picked up speed.  Looking at 2BR+ homes south of Calhoun St, for $850,000-$1,150,000, we saw that the number sold in past years were as follows:

  • In 2007 – a total of 21 sold.
  • In 2008 – a total of 9 sold.
  • In 2009 – a total of 6 sold.

As of today – a WHOPPING 28 homes have sold in this price range. Amazing how we’ve blown the lid off of 2007 numbers already and there are three more under contract.

There are only 24 currently available and it is interesting to note that the number of homes with the trinity of house-will-sell-fast-in-Charleston characteristics – location, renovation, and off-street parking – are few.

Ansonborough – very few choices in this neighborhood – one is a fixer upper and three of them have tricky locations.

French Quarter

Harleston Village – very few choices here considering the size of the neighborhood.  These five have been on the market a cumulative average of 526 days.   One of these is not move-in-ready, and three of them suffer from slight location difficulties.  Harleston Village residents – if you are thinking of selling your great renovated house – I’d say now would be the time to do it.

1025939 – Details: 187 WENTWORTH STREET, CHARLESTON, SC – $900,000

1006452 – Details: 103 BULL ST, #A, CHARLESTON, SC – $999,500

South of Broad – lots to choose from in this neighborhood.  It’s interesting to note that there are three for sale on Savage St.  If you expand the price range just a little bit on both sides, that number increases to 7.  Savage St is a great location so this high number confounds me a bit.  Check out the Elliot St house – whether it’s your taste or not, what they have done with it is pretty neat (and unusual for Charleston).   Too bad it doesn’t include parking.
