Last week, there was a bidding war on two houses for sale in Harleston Village.

Yesterday, I sent out a desperate plea to other Downtown agents asking if they had any pocket listings in Harleston Village. A ‘pocket listing’ is a home not currently on the market whose owners would probably like to sell.

Today, I head to a closing for clients of mine buying a place in Harleston Village.

And this morning, I noticed three more homes go under contract in Harleston Village.

SHEESH.

So just now, it occurs to me that we finally have a Seller’s Market in Harleston Village. With only about 4 months of inventory in homes and townhomes under $1,000,000 (most of which have been sitting on the market for a very long time), I have a few words to say to both Buyers and Sellers.  But first, let’s take a look at what is currently on the market (32 total with 17 more under contract).

*Harleston Green is a ‘neighborhood’ within Harleston Village with new and historic homes on tiny lots close together. 

 

Now for my words to both Buyers and Sellers.

Buyers – if you want to buy a house in the family-friendly neighborhood of Harleston Village for under $1,000,000 – you may have to make a few sacrifices on location or condition. Or, wait until another one comes up (or I find you a pocket listing), and be ready to jump.

Sellers – If you have been considering selling your house in Harleston Village – now seems like a pretty good time. Price it right, make it look nice, and you may just have a bidding war on your hands.
