Update: Anson House Condos Going (Went) to the Courthouse Auctions

Update 4/16 – SOLD! Well sort of…I attended the auction for the Anson House condos this morning at the courthouse, and it was standing room only.  Most of the attendees were lookers or information gatherers like myself, but there were about 6 people bidding on the condos.

The story behind the bidding is complicated and has to do with the Plaintiff, who bought the $8M note for just $3-4M, and a couple other parties who will benefit financially from the transaction.  I’ll leave it at that. So here’s the list of condos again, what they were bid up to, and who won them.

1216340 – Details: 2 LAURENS ST, #1E, CHARLESTON, SC – $595,000 – Bid up to $350,000. Plaintiff took it back at $355,000.

1216341 – Details: 2 LAURENS ST, #2E, CHARLESTON, SC – $595,000 – Bid up to $340,000, Plaintiff took it back at $345,000.

1216345 – Details: 2 LAURENS ST, #1C, CHARLESTON, SC – $895,000 – Bid to $531,000, congrats to the new Owner!

1216346 – Details: 2 LAURENS ST, #1D, CHARLESTON, SC – $950,000 – Bid up to $555,000, Plaintiff took it back for $560,000.

1216348 – Details: 2 LAURENS ST, #3H, CHARLESTON, SC – $950,000 – Bid up to $670,000, Plaintiff took it back for $675,000.

1216351 – Details: 2 LAURENS ST, #4C, CHARLESTON, SC – $1,195,000 – Bid up to $715,000, congrats to the new Owner!

1216352 – Details: 2 LAURENS ST, #4B, CHARLESTON, SC – $1,295,000 – Bid up to $710,000, congrats to the new Owner!

Now, what will happen to those that went back to the Plaintiff?? They’ll put them back on the market for somewhere above their bid number, but below the former listing price. All these strange factors in play here lead me to believe there was a reason why an $800,000 CASH offer for 3H was turned down just a few weeks ago. Interesting….

Well, this morning I saw this notice in the paper in the Master’s Sale section.

Apparently, the Anson House national auction debacle of April 30, 2012 did not lead to enough additional sales. Now 7 of the original 15 units listed at that auction are in foreclosure and will be auctioned off at the County courthouse on April 16. (Unless they manage to pull a rabbit out of a hat.) The total judgement is $8,980,469.24, with no deficiency judgement, and according to the notice, each unit will be auctioned off individually.

So will there be bidding wars? Or will the bank just take them back, and then put them back on the market – yet again??

Take a look at the ones left over (7 actually sold since the auction). If you like them, my recommendation would be to nab one on the upper floors since I’ve heard that the first floor can be somewhat noisy due to the proximity to the building mechanicals.
